• Property data: Addresses, financial figures, rental income, expenses, purchase prices, renovation costs — entered voluntarily to use our calculators and portfolio tools
• Documents: Files you upload to the Property Locker (leases, insurance policies, inspection reports)
• Pricing requests: Name, email, phone, loan type, and message when you request pricing information
• Communications: Messages you send us via email or contact forms

Information Collected Automatically

• Usage data: Calculator inputs and results (anonymized for platform improvement)
• Device information: Browser type, operating system, IP address
• Log data: Pages visited, features used, timestamps

We do not use session replay tools, behavioral tracking pixels, or third-party advertising trackers. We do not use Meta Pixel, Google Analytics, TikTok Pixel, or similar tracking technologies without your prior consent.

Service Providers

• Supabase: Database hosting and authentication (data stored in US-East region)
• Netlify: Website hosting and content delivery
• Email providers: Transactional email delivery (notification emails, account emails)

These providers are contractually required to protect your data and use it only for the services they provide to us.

Lending and Insurance Partners

If you submit a pricing request or explicitly opt in to partner referrals, we may share your contact information and relevant property data with licensed mortgage lenders, insurance providers, or other real estate service providers. We will always obtain your explicit consent before sharing your information for this purpose. You will never be automatically enrolled in partner communications.

Legal Requirements

We may disclose your information if required by law, court order, or governmental authority, or to protect the rights, property, or safety of BRRRR.Solutions, our users, or the public.

Business Transfers

In the event of a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction. We will notify you of any such change.

5. Data Retention

• Account data: Retained while your account is active and for 30 days after deletion request
• Property and calculator data: Retained while your account is active
• Documents: Deleted within 30 days of your account deletion or document removal request
• Pricing requests: Retained for 2 years for business records
• Anonymous calculator saves: Retained for 90 days then automatically purged

6. Your Privacy Rights

Depending on your location, you may have the following rights regarding your personal information:

• Right to know: Request a summary of the personal information we hold about you
• Right to access: Request a copy of your personal information
• Right to correction: Request correction of inaccurate information
• Right to deletion: Request deletion of your personal information

No method of transmission over the internet is 100% secure. We cannot guarantee absolute security but are committed to protecting your information using industry-standard practices.

11. Cookies and Tracking Technologies

Our website uses minimal cookies necessary for site functionality (session management, authentication). We do not use advertising cookies or third-party tracking pixels without your consent. If we add analytics or advertising tools in the future, we will obtain your consent via a cookie consent banner before those tools collect any data.
